Interesting but I would've left the bathroom where it is and moved the bedroom where the kitchen is. Put the kitchen in the big room as you did and have a big open kitchen-dining-living space but with a very separate bed-room. No structural demo just plumbing, floors and furniture.

The only thing I will say is that, when you can't afford a NEW modern lovely kitchen, you do what you can with what you have. Also, I have a bad back, so installing drawers inside of my existing cabinets is the only way that I can function now. Opening an outer door to get to the inside drawers is a MINOR inconvenience comparatively.

The island bench is jarring and the fold out workstation in such a small space will be either left out or never used. Better to use the dinning table as a workstation with tv built into hidden wall cabinet. Bedroom feels like a prison cell with walls closing in. Fold out bed was better.

About the intro... These home prices are hard to understand or justify. The population of most Western countries are going down or grew very slightly in the last 15-20 years. DE: 3.2%, FR: 10.1%, UK: 11.8%, NL: 8.1% more. My town went from 75k to 59k in 20yrs (about 21% less) and yet the prices are 10X higher than they were before. Even with inflation that looks like an artificial bubble..

We’ve own a small home for 28yrs, that we recently renovated. I loved this video because we got lucky and found a draftsman who could give us a proper open concept in a small footprint that didn’t break the bank, was practical but also beautiful. PS thanks for saying “joinery”. I’m American, my husband is Aussie and we had the “cabinet” vs “joinery” debate during our remodel 😂

I liked most of the flip ... but I would be 100% claustrophobic in that bed(needn´t to say that it could be a pain in the butt to change bed linen). Instead , if you had put the kitchen on the other big wall you would have gotten more kitchen space , along with more storage , and a full open space at the end of the bed with no need to put storage over the poor one sleeping under the hanging closet . Also ... if the sofa could be installed where the kitchen is ... tv could be watched even from the bed.

I think you missed the point here. In Europe it is not unusual to extend the living area into the balcony. As you say it's a long and not super useful space so half of the balcony from the original kitchen window to the living room could be integrated into the living space.

I love this channel! Thanks for sharing your design process. It gives me so much inspiration! For this apartment I have two comments. As a 60 year old, I would definitely want to step in&out of bed instead of climbing and crawlin from the end. This would be solved if one can live with twin bed in the bedroom. My other comment is that there is really no need for a vanity in the shower room. I think I would swithch the toilet and the shower. Maybe then the laundry area can also fit in the toilet room and leave space for a great closet next to the bedroom . I can definitely see my self livjng in this apartment. Your comments on transforming furniture is true, they usually get stuck in one set up. Having a fixed bed and out of sight while using up minimal space is priceless. Great design!

That "island" is absolutely awful. get rid of it. Put table to the french doors, sofa to the wall where table is now, and tv in front of sofa on removable rotating holder. That way you get more light at the table, and guest retractable sofa for late night friends. Remember: stupid islands are for 200+ sq.METERS houses ONLY!

One thing I really didn't like with last one is separate room for toilet. It seems to make space cramped. And it's just extra walls that needs to be installed. Yeah, someone can take shower at the same time, but I'm not sure it's worth it. Honestly I haven't really seen separate bathroom and shower even on bigger bit bigger apartments and never really saw it as issue that needs fixing. In fact, I think you could put washing machine opposite of where the toilet is, put wall where the toilet door is and remove wall separating shower and toilet on left, then place shower up against the wall next to washing machine. As long as you get some sort of door or something to shield washing machine from shower, it would be pretty good place to have it so it doesn't take space and doesn't make noise inside the kitchen/living room. Or ofc, you can just have shower sectioned off with glass doors/walls with hinges so you can move them out of the way when accessing shower. Or something like this. I would probably also tweak island a bit so it can be used as dining table, as in extend top a bit, or have ones that can be folded with hinges. And instead have full on workstation space where current dining table is. Overall, as small studio, I don't think proper dining setup for entertaining guests is as important as some extra space and better working environment where this person is going to spend quite a bit of time. Besides there's still the sofa. This also just gives some extra space that can be useful for stuff like yoga and whatnot. That said, I all depends on the person. I'm not sure my bathroom idea could actually work since it's just I just eyeballed it from the floorplan and formed it in my mind.

6:45 I disagree. Having under cabinet lighting is often used as a faux night light for mid sleep thirst trips. (My childhood home had the stove vent light on for the reason stated above. No under cabinet lighting back then.) The only caveat I must make is if those under cabinet replacement bulbs are super rare, expensive, or insanely hard to get to; leaving those lights on for extended periods of time to the inevitable conclusion of their demise is a whole other functionality complication that negates the convenience said item intended to deliver. Edit: proofreading
